CONSIDERATIONS AT LANI KAI #124

Thanks for spending some time at Lani Kai #124.

To ensure that I can keep this a Family & Friend Community Beach Condo, please follow the considerations in the list below.  Helping me with these items will make it easier to keep Lani Kai #124 among family and friends.

1.  You are staying in a vacation home. Handle with care.

Update August 2023 … I received several emails from an HOA Board Member about my guests in Condo #124. There were numerous adults and children associated with vehicles without a Lani Kai Parking Pass at Condo #124. Had I known of this situation, I could have intervened thus avoiding involvement from the Property Manager and an HOA Board Member. There was no ill intent just a misunderstanding about the private property nature of the Lani Kai, the necessity for a parking pass, and the Gulf Shores City regulation as to the number of people allowed in a dwelling by square footage. Please, no surprises. Call me if anything changes about your stay in Condo #124.

2.  If you notice something is not working, damaged, or broken, please give me a call at 256 772 2903 or text me at 256 457 1893 or 1887.

3.  When you arrive there will be supplies to see you through your first day or so (i.e., bath soap, paper towels, toilet paper, trash bags, dishwasher soap, dishwashing soap, laundry soap, dryer sheets, coffee filters).

The hot water circuit breaker should be off. The circuit breaker box is behind the “Guidelines” picture in the hallway. It takes less than 20 minutes for the water to heat to hot and saves money when not in use.

4.  There is a Vacuum Cleaner in the Double Bedroom Closet, a broom with a dustpan, and a Swiffer in the pantry.  It takes less than 10 minutes to vacuum the condo and this makes a SUBSTANTIAL difference in keeping sandy grit off the floors and out of the beds.  Please empty the Vacuum Cleaner after vacuuming.

5.  There is a step ladder in the Master Bedroom Closet and light bulbs in the pantry. 

6.  In the HVAC Closet are extra filters.  I date the filter when a new one is used.  If you change the filter, please date the new one.

7.  About the HVAC … When you arrive, the HVAC will be set on 80º auto fan.  Use the minus (-) button to lower the temperature.  It takes a few minutes to completely cool Lani Kai #124 but not long. 

8.  There are bath towels in the bathroom open closet.  Please do not take bath towels to the beach. 

9.  There are two blue bath sheets in the bathroom open closet.  These are OK to take to the beach.  Wash and dry after use. In the master closet are beach chairs and an umbrella a guest family contributed. Again, please clean after use.

10.  There is a TV in the Great Room and each bedroom. The Great Room TV has ROKU and a CD Player.  You will see that the batteries are removed when the Lani Kai #124 is unoccupied.  Please remove the batteries on your departure.  Typically, there are a few new batteries in the pantry. If not, please replace as necessary.

11.  There are a few first aid supplies, an emergency candle, a lighter, fire extinguisher, and bottled water to use in an emergency in the pantry.

12.  If you cook or order rice, dispose of the rice in the trash can.  Do not put rice down the garbage disposal.  Trust me ….  The sink will eventually stop up and there will be a mess.

13.  There is a Grill Magic Non-Stick Heavy-Duty Oven Liner at the bottom of the oven.  If you have an oven spill, let the substance cool on this fiberglass mat.  Once cooled, it should pop off.  Wipe the mat clean and return it to the bottom of the oven for reuse.

14.  Remember to clean the crumb trap of the toaster.  The Lani Kai Condos are sprayed monthly.  However, there is no reason to leave lunch for a roach.

15.  The dishwasher has simple settings.  I recommend running the dishwasher AFTER showering or the last thing at night.  The hot water heater is probably smaller than the one you have at home.

16.  The washer and dryer work well.  There is a clothes hamper in the Double Bedroom Closet.

18.  Unless you have time to wash, dry, and fold items, do not leave wet items in the washing machine or the dryer running at your departure.  There is no 100% assurance the items will be finished before the housekeeper arrives.

19.  Ensure that the coffee pot, all dishes, and flatware are cleaned on your departure.  Starting the dishwasher on the 1-hour setting should provide time for everything to get cleaned while you load your vehicle.

20.  Remove all trash (including bedrooms and the bathroom) and take it to the Lani Kai Dumpster.

21.  Clean out the refrigerator.  If you want to leave unused food or unopened staple items, do the following:         

Place items in a sealed plastic bag.        

Date the bag.

Store in either the freezer or the refrigerator, preferably the freezer.

22.  If you used it, replace it.  If having a roll of paper towels, toilet paper, laundry soap, and batteries handy made your arrival easier, it will make the arrival of the next guest easier as well.

23.  Housekeepers’ contact information is RACHEL McCOMB, 251 923 6572.  I recommend that you contact Rachel upon arrival to make arrangements for the cleaning.

You may leave a check or cash.  Leave your payment on the kitchen counter.

24.  Complete a final walk-through of Lani Kai #124 and check the following:

All personal items were removed.

Refrigerator & Freezer cleaned out. The ice maker position is off.

All trash removed and in the Lani Kai Dumpster.

Sheets, pillowcases, and towels in the bathtub unless your Housekeeper gives different instructions.

HVAC set to 80º auto fan in warm weather and 60º in cool weather.

Batteries removed from remotes.

The faucets turned off.

The hot water circuit breaker moved to the “off” position.

Lights turned off to include front door light and parking light.

Ceiling fans on low speed.

Doors locked and secured.

Drapes closed.

Guest Book signed and dated.

There are Wells Fargo deposit slips in the three-ring binder on the kitchen counter. There is a Wells Fargo at 113 E 20th Ave, Gulf Shores, AL 36542, about seven minutes from the condo, phone 251 968 6288. Checks are accepted but not cash into an account that you are not listed as an owner.
